Check you are entitled to a repair

Before reporting, confirm whether the repair is the responsibility of the TMO, Westminster Council, or yourself. Window handles are covered for both tenants and leaseholders. Other repairs may vary depending on your tenancy or lease.

Report the repair

Office drop-in times: Mornings 10:30 to 12:00, afternoons 15:00 to 16:30.

Please include your flat number and a clear description of the problem. Photos help us respond faster.
Emergency or out-of-hours repairs

For no heating, no hot water, or serious safety issues, call the 24-hour Westminster repairs line. When calling out of hours, press option 1.

Raise a complaint with the Council

If you have a complaint you would like to raise directly with Westminster City Council, you can find full guidance on the next page.

Leaseholder insurance claims

If damage has been caused to your flat, for example by a leak from a flat above, you may be able to make a claim on your buildings insurance.

Report a local street issue

Potholes, broken paving, fly-tipping, graffiti, or a faulty street light? FixMyStreet lets you report the problem, see what neighbours have already flagged nearby, and follow progress. Your report is sent to the council or authority responsible for fixing it.

Report anti-social behaviour

Noise, harassment, intimidation, drug misuse, or other anti-social behaviour can be reported to Westminster City Council so it can be logged and looked into.

If someone is in immediate danger or a crime is happening right now, always call 999.

Report a noise issue

Loud music, banging, DIY at unsociable hours, persistent barking, or other ongoing noise can be reported to Westminster City Council through their Report It service.

It helps to note the dates and times the noise happens, as this supports the Council's investigation.
